"Villaggio Paese" compound

Rio Marina (Livorno) - Island of Elba, Tuscany Region

The Agenzia del Demanio invites to formulate bids for private treaty sale of the State owned compound called “Villaggio Paese”, situated in the former mining area of Vigneria, within the municipal boundary of Rio Marina (Island of Elba, Tuscany Region). The compound - which includes land, residential and industrial buildings and roads - extends across a gross surface area of 6 hectares.

Both the industrial buildings and the plant and machinery are in a poor state of conservation, having been abandoned following the decline of the local mining industry. As such, the compound can be considered as comprising solely the land and the residential buildings.
The area is defined by planning regulations as a tourism/hospitality zone, and the total buildable volume is around 45.700 cubic meters.
The feasibility study highlighted the fact that the type of accommodation facility that will contribute the most to the development of diversified tourism on the island is the hotel/residence type, complemented by cultural and sporting services that will allow for full integration with the town of Rio Marina.
